The complex will comprise two phases of 2-bedroom, 2 bathroom open-plan apartments. One phase will have 45 apartments and a second 48. Most of Phase 1 was completed by the close down in December. The balance will be ready for occupation by the end of January. Phase 2 will be launched in February/March and will comprise a similar mix of unit types of units on the first, middle and top floors, first and top floors. We anticipate that occupation can be given on or about September this year. Inevitably the pricing in Phase 2 will be a little more expensive.
We have a 90 m² Type A Show Unit to view which you can see. The kitchens are great! Believe it or not, they have real pot draws in the kitchen islands!
It is possible to show you the 2 other apartment types mainly for size, although they are not finished yet.
While the complex as a whole is not finished, it is worthwhile to visit the site now and get a feeling for the area, the buildings, and the orientation of the blocks. Individual unit positioning and choice are important. Units will be water and electricity metered.
Investors who bought purely off-plan at launch, have already enjoyed a substantial increase in capital value before they even move in. This is the benefit of purchasing off-plan!
With its central, highly convenient Bryanston location and at the pricing, Lallybroch should be a great investment as well as a nice place to live. It is also ideal from a Rental point of view.
The developer has chosen top quality finishes including names such as Whirlpool, Triumph/Montana mixers and taps, Swiss Krono 8mm Laminate Floor Tiles, AquaDor showers and Swartland timber doors. The value here really exceeds the price that you pay.

Other relevant points and tips:
· The budgeted levies for Year I are R1,338,00 ( R1,070,00 admin fund plus R268,00 reserve fund) unit per month payable from transfer. Very competitive for the area.
· The full deposit is R 20,000 and payable on submission of the Offer to Purchase.
· Multinet Bond Originators are appointed by the developer. I know that you work for FNB so this aspect is not relevant to you. (Should you elect to apply for a bond via Multinet, they will cover all applicable transfer, bond, and registration costs. This is a huge saving running into thousands of Rands! I am getting amazing results on our bond applications with slightly higher deposit amounts than the standard the developer requires as a minimum).
If there is an affinity for Lallybroch Phase 1, can I respectfully suggest that you don’t leave it for too long - We have now sold 38 of the 45 units in Phase 1.( You are more interested in Phase 2 which is good because I will contact you prior to the official launch).
